Grab Some YUGE Popcorn: As the so-called “Big Beautiful Bill” rolls through Congress don’t pay too close attention to the details just yet as they are likely to change many times before passage. Whatever changes the Senate makes (and there will be changes) the House will have to concur with any reconciliation.
Source of Income: Missouri recently passed legislation (currently awaiting the governor’s signature) that says local laws that prohibit landlords from discriminating against tenants who receive public assistance would be unenforceable. Stay tuned this is a hot issue. |

Be Ready to Engage in Your State: Legislators have jumped on the bandwagon to attack so-called “Big Housing.” While there may be legitimate concerns about the commoditization of housing by large equity investment groups funded by Blackrock, etc, the legislation misses the mark. Current legislation in places like New York, the Carolinas and Illinois place the threshold of “Big” at around 10 single family houses – some are even higher at around 50 to 500. The increase is muted as passive investments can be included when counting, so that owning 10 outright (albeit mortgaged) properties, and investing even a small amount in a syndication with 500 units, places all the investments in excess of the limits. |

Roll ‘em Back & Let ‘em Flow! President Donald Trump recently signed four pieces of legislation that effectively rolled-back Biden-era green-energy regulations on household appliances such as water heaters, refrigerators and many others. President Trump issued an executive order that rolled back rules limiting water use on household appliances like shower-heads & faucets. Specifically:
Billions & Billions Stolen: The FBI recently released their 2024 Internet Crime report which offers critical insights into the cyber threat landscape based on aggregated data from reported complaints. Incredibly they say that in 2024 victims of investment fraud lost over $6.5 billion! The top three cyber crimes by the number of reported complaints were phishing/spoofing, extortion, and personal data breaches. Read more by clicking here. |

War on Landlords: The Manhattan Institute’s Steven Malanga recently published a great essay about what he calls the “War on Landlords.” He says from Covid eviction bans to tenant-slanted laws, property owners are under financial siege. NREIA’s Loss is USDA’s Gain: National REIA’s COO Charles Tassell has “left the building” and is heading to work for the USDA in his home state of Ohio. In May, the USDA announced their latest slate of presidential appointments for key positions at the U.S. Department of Agriculture (USDA) including the Food and Nutrition Service (FNS), Farm Service Agency (FSA) and Rural Development (RD). Charles will serve as the State Director for Rural Development for Ohio. We wish Charles nothing but the best as he does his part to make America Great Again. Read more by clicking here. |

Rent Control is on the March! In Washington state, Governor Bob Ferguson (D) recently signed a bill into law that will limit annual rent increases (rent control). The legislation caps rent increases at 7% plus inflation or 10% (whichever is lower) and includes single-family homes. The rent for manufactured home rent is also capped at 5%. Yahoo News says this makes the state among the first in the country to “provide protections for tenants.” Rent control has been a proven loser and it’s disheartening to see this happening in the evergreen state.
