The Hidden Market

We are well into the year 2022 and we must be focused and up to date on our investment strategy. The competition for good deals is fierce. There is plenty of money available but good deals are few and far between. That makes people over pay and profit dwindles away. There is always someone who will pay more than you for a deal today. Investors that buy for long term are willing to pay top dollar for properties which makes it very hard for rehabbers and flippers to prosper.
Then we hear that lawmakers and committee’s are trying to crack down on investment strategies that have gone on for decades. They crack down on bird dogging, assignments, wholesaling, double closings, etc., and the student is so afraid to do anything. Even if you purchase a categorized list of potential sellers, they sometimes tell us it’s wrong or not allowed. There is a right way and a wrong way.
The “Hidden Market” is the answer. A hidden market property has no for sale sign, it’s not on the internet, it’s not on the MLS, and it is not on any list you can purchase. Therefore there is no competition whatsoever. In the hidden market you will find property owners that will be delighted that you are interested in purchasing their property from them. As long as there are people who, get transferred, get laid off, lose their jobs, death in the family, file bankruptcy, or get divorced, there will always be a hidden market. Big money investors can’t overpower you or take it away from you.
